EICRs in Bristol | Electrical Installation Condition Reports
An EICR - Electrical Installation Condition Report - is a formal assessment of the safety and condition of the electrical installation in a property. It identifies any deficiencies, damage, or non-compliance that require attention, and assigns each finding a code reflecting its urgency.
An EICR involves a qualified electrician physically inspecting the fixed wiring installation - the consumer unit, circuits, wiring accessories, and earthing and bonding - and carrying out a series of electrical tests. The result is a written report that categorises any findings as C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended), or FI (further investigation required).
EICRs are mandatory for private landlords in England - a valid EICR is required before a tenancy begins and must be renewed at least every five years. They are also commonly required by commercial property insurers, mortgage lenders during property transactions, and buyers who want assurance about the condition of the electrics before committing to a purchase.
Even for owner-occupied properties with no immediate regulatory requirement, an EICR every ten years is a sensible precaution - particularly in older Bristol properties where wiring may not have been inspected for many years.
